Project Summary: Although this ten acre site was peripheral property of the 1 million + sq. ft. St. Clair Square Mall, it was being used as an active church. When the church decided it was time to sell and relocate to new facilities, it took nearly a $5 million TIF by the governing municipality to make the deal work. Complex negotiations also included demolishing an existing bank adjacent to the church and constructing a new multi-story office building for the bank.
Results: Delivered in 2006, The Shops at St. Clair Square is a Barnes & Noble anchored lifestyle center located adjacent to the St. Clair Square Mall at the intersection of Lincoln Highway and State Route 159, in Fairview Heights, IL. The open-air project features two-story exterior design storefronts, a streetscape sidewalk with decorative light poles as well as extensive landscaping throughout the property.
Key Tenants: Barnes & Noble, Chico’s, Talbot’s, Coldwater Creek, Ann Taylor Loft, J Jill, Jos A Banks, Aveda, Banana Republic, Liz Claiborne Shoes, Red Robin, and Jared’s Jewelers.
